GA Model
What is geographical advertising?
- Geographical Advertising applies to our members who advertise a higher than average number of properties (more than 50% of their available stock) outside a 100,000 property radius around their branch location.
- In order to work out if an Agent qualifies as a Geographical Advertiser; we look at their available stock levels in comparison to the national average.
- We have Geographical Advertising to ensure members are charged more consistently and fairly for the exposure they receive on Rightmove.
How does it work?
- The 12 month national average is: 32 resale properties, and 17 lettings properties. If the national average changes by +/ 15% during the 12 month period, then we will adjust the national average.
- We look at a three month average of the Agents daily available properties on Rightmove
- If 50% or more of the available resale or letting stock is outside of a 100,000 property radius of their branch, AND more than the national average, then this branch would qualify as a Geographical Advertiser.
- We apply two calculations to work out the number of branches an Agent qualifies for, choosing the most cost effective for them (we round down the branch numbers to the nearest whole figure).
GA Refactor
What is GA Refactor
- An independent branch has been listing too much of their stock outside of their allowed radius from their branch.
- An online agent who covers large areas or the whole country, with no physical branch location, but instead has a number of properties in different areas. This is calculated by the amount of properties within a certain radius of their registered office.
- If the branches are listing too much stock, or the online agent has a larger amount of stock than previously, we need to add “Virtual” branches to ensure the agent is paying enough for the amount of properties they are listing in the wider area.
- If the branches are no longer listing too much stock, or the online agent has a lower amount of stock that previously, we need to remove “Virtual” branches to ensure the agent isn’t being overcharged
- All of the information will be in a spreadsheet send to us by P&P
Adding a GPM Principal Branch
1 - Copy Principle branch details, logo, branch ID, profile text & Ex ref (NO BRANCH PROFILE PIC) and put on a sticky note or in a blank word document
2 - Change BRAND name in site to have (GPM PRINCIPAL BRANCH) at the end (don’t change trading name)
3 - Add a new brand under the name and (VIRTUAL GPM BRANCH) at the end
4 - Add a new Virtual branch- leave branch name blank (must enter a space for this to work)
5 - Add branch address using postcode on spreadsheet, leaving top bit blank
6 - Change branch address shown to users to Principal Branch address (on sticky note)
7 - Under branch type ensure to click virtual in the drop down box
8 - Untick the “Show Map on Profile Page” box on the first page so a map doesn’t show on site when live
9- Create the rest of the branch as per the sticky note, not adding Geo numbers.
10 – Set the upload method to Rightmove Plus
11 – Add the new branch ID to the spreadsheet
12 – Assign the Exchequer ref from the spreadsheet to the branch
13 – Add core and brand plus (if needed) into Novus as specified on the spreadsheet
14 - Ensure any products (e.g, LHP’s) don’t have GPM beside their title in Atlas. As it’ll show on site
REMEMBER TO LINK THE BRANCH: Go back into ‘Edit’, ‘Additional Branch Link’ and put in the principal Branch ID & save
Adding a new virtual GPM Branch
Start at number 4 after copying branch info from principle branch (Step 1)
Turning off a GPM Principle Branch
You will be provided with a date to process the leaver for, (process leaver as normal)
Remove (GPM PRINCIPAL BRANCH) from the brand name
Ensure there are no users or GEO numbers assigned to any of the virtual branches
Turning off a Virtual branch
You will be provided with a date to process the leaver for, (process leaver as normal)
Ensure there are no users or GEO numbers assigned to the branch
Service Change
You will be provided with a date to process the change of service for, (process as normal)
