There will be times where we can't amend the date of a property following a fallthrough. Agents may question this process and ask why/what else we can do to help.

What's the current process?
When a sale falls through on a property, we ask the agent to send us some information so our bot can process the request - you can read more about this here.
A property needs to be marked as Sold STC (SSTC) or Under Offer for at least 7 weeks (49 days) consecutively to qualify for re-listing.
Why do we say no?
We will say no to relisting a property if it has been Under Offer or Sold STC for less than 49 days (7 weeks). This is a timeframe we review in line with our data. For example, we look at how long (on average) properties are marked as SSTC/Under Offer on site.
This is different to the 14-week rule, where a property will automatically relist as new when it returns to the market as available after being in an unavailable status for 14 weeks or more.
We don't relist a property if it's been off the market for less time than this for the following reasons:
- Homebuyers will find it misleading to see the property as "new to the market" after being off for less than 2 months
- The same people who received the email alerts when it originally came to the market will get the same alert again
In what circumstances will we relist a property in less than 49 days?
There can be circumstances where we will relist a property in less than this time:
- The property came to the market as Sold STC/Under Offer and didn't get any alerts
- The property went Sold STC/Under Offer in the first day of advertising
- The property didn't get the correct exposure the first time
What exposure can we give a property?
When amending the date isn't a possibility after a property returns to the market following a sales fall through, there are other ways for the property to gain exposure on Rightmove.
- If the agent has some Premium Listing and Featured Property of the Week credits available, using one or both of these would give this property a boost in exposure
- The agent can change the first image of the listing to refresh it
- Adding words along the lines of “back on the market” to the summary description
- If the vendor would be flexible on the price, consider reducing the price by more than 2% for the property to be automatically sent out in email alerts as a price reduction
What can we offer?
In some cases, we can offer the agent a product as a gesture of goodwill to help the property where amending the date isn't possible.
