When advertising a property on Rightmove, the price can be advertised in a number of ways, depending on whether it is Sales, Lettings or Commercial. The below article will details the differences.
- Pricing
- Commercial - how is the sq. Ft. calculated?
- Lettings Price - calculating the Per Week
- Student Pricing on Site
Pricing
Rightmove listings can be advertised as the below:
Residential Lettings | Residential Sales | Commercial Lettings | Commercial Sales |
Per Week (PW) | Full price shown with Qualifiers | Per Calendar Month (PCM) - with Price per sq. ft. | Full price shown with Qualifiers |
Per Calendar Month (PCM) |
Commercial - how is the sq. Ft. calculated?
When commercial summary and detail prices do not match for non-commercial properties, we do the following:
1. We calculate price per unit: price PCM X 12 Month / maximum
2. To get the minimum size price: price per unit x minimum / 12 months
Lettings Price - calculating the Per Week
When we calculate the Per week price, this may not show as expected to our agents. This is because we do the below:
PCM price x 12 (months) / 52 (weeks in a year)
Student Pricing on Site
Student properties should display as per the price provided in the feed or RM+, as monthly or weekly.
There is a tick box in Site Admin (Branch loads Student Let properties as price per person), from the days when we had a Student specific site, and properties could be advertised as per person.
The tick box should now be redundant, but is still in Site Admin, and continues to affect listings if the functionality is selected on the branch.
For example, a student property per week price displays as per the following calculation, when the box is ticked:
(PRICE x 52 weeks) / 12 months x NUMBER OF BEDROOM
Solution
So that properties display the relevant price used, the tick box should be unticked and the branch resaved.
Then advise the agent that all affected student properties need an update via the feed or in RM+ if a manual loader.
They may have access to do this in the software, they can contact their provider to confirm how to do this, or the query can be raised with the Datafeed team to request a data resync/refresh.
Please note, the query isn’t feed specific; the issue ultimately is site related, as the prices are reacting to the outdated student pricing.
