Rightmove have access to data confirming when properties sold in the UK. Using this data, we can detect completed properties and remove them from Rightmove. 

Whenever we get a new set of data from HM Land Registry and ROS (Register of Scotland) we run this sweep over all EA sales properties. This usually happens once a month. Any properties which are detected as being completed since they were uploaded are removed from Rightmove and an email is automatically sent to the agent to confirm what has happened and why. 



How can I tell that a property has been removed because of this job?


You can confirm if the property has been removed as part of this job by locating the listing within their Rightmove Plus Not Live list. Any property removed by this job will have an orange exclamation mark which, when you mouse over it, confirms the reason the advert has been removed.





What if a property is still for Sale?


Whilst the vast majority of properties which are removed by this job are genuinely completed, a very small minority of adverts are removed when the properties haven’t actually completed. Where this happens, the agent will have received an email advising them of the properties which have been removed and why. If we can confirm that the property hasn’t completed and should be reinstated then we can do so.



What should I do before reinstating the property?


The important first step is to understand why the property has been removed in the first place. To establish that we may need to ask the agent a bit more about the property. 

The most common reasons an advert may need reinstating are as follows (note – by ‘delivery point’ we’re talking about the house name/number): 

  1. A flat within a block with a shared delivery point. For example – Flat 2, 40 Rightmove Way. The job may pick up a sale for another flat at number 40. All you need to do here is confirm which flat is being advertised and which one has sold. 
  2. Plot of land sold separately but still associated with property delivery point. This is when an agent is selling a plot of land next to a property and has added it with that property’s address. 
  3. Incorrect delivery point used to load property. This is when it can be really handy to double-check the address of the property with the agent, to ensure it hasn’t been added incorrectly. 
  4. Incorrect data from Land Reg/RoS. It may be that we have received incorrect information from the Land Register or RoS.
  5. Part-Exchange – if the property has been part-exchanged then it may have gone off the market and come back on again quite quickly. Sometimes the agent doesn’t remove the advert, which means the added date isn’t updated and the property may be removed. If they have removed and reinstated the advert but it has been picked up as reloaded then the older added date would also show. 
  6. Refurbishment – Similarly to part-exchanges, if the property has rapidly been switched from not-live to live due to a refurbishment and is showing the older added date then this may cause a property to be incorrectly removed. 


How do I reinstate the property?


Within Atlas, we have a tool which will allow is to reinstate the property back to the website. Follow the below steps to use the tool:


  • Atlas > Data Tools > Batch Job Exclusion
  • Copy the property ID in and click on the exclude button. A new screen will then appear which asks you to select the reason for the reinstatement. It also contains a little tick-box establishing if you want to exclude the property from the removal job in the future (this should be automatically ticked). 
  • Click the button to confirm the exclusion and presto, you’re done! Let the agent know it will appear on site within an hour.
