This is a guidance article on our policies around added on dates and price reductions. 

What is an added on date?

All residential property listings on Rightmove have an added on date which clearly shows consumers the date the property came to market. See the example screenshot below highlighting the added on date:


The first time a property comes to site with an Agent, it will be showing as 'added today'. There are some scenarios (below) where a property can qualify for a new 'added on' date. Properties can also show as 'reduced on' if there's been a change to the price.

Why are 'added today' and 'reduced today' important?

When a property is appearing as either 'added today' or 'reduced today' on site, it will go out to potential buyers/tenants in the Rightmove email alerts. This kind of coverage can secure a sale or let, especially due to Rightmove's large audience. The alert coverage lasts for 7 days.


The Rightmove email alerts will include anyone who has set up a property alert on their My Rightmove account. The properties they are sent depend on the filters they've set up on their account and the new/reduced properties that match their criteria.


Scenarios and Guidelines - Added on Dates

Please note if a member of the public (consumer) contacts us about the added on date for a property, we should be discussing this with the Agent in the first instance. This is because our agreement is directly with them, and we don't have a way to verify whether the person contacting us is the owner of the property.

The system will automatically re-list and unreload the property. The same will happen if a property is marked as Sold STC/Under Offer as this counts as 'unavailable' on our system as well
Marketing Breaks/Fall Throughs (Lettings Properties)If a Lettings property has to be taken off the market or becomes unavailable for any reason YesHas to be off the market/marked as Let Agreed for at least 14 days consecutively. The system will automatically re-list the property.

If the Agent is close to the 14 weeks or has miscalculated, we can use our best judgement. For example, if they take the property down within 24 hours we can re-list it when it hits the 14 weeks. This will not happen automatically as the 14 consecutive weeks will have been broken
Change in method of saleA property goes from auction to traditional sale, or vice versa without a price changeNoA change in the method of sale alone not constitute a change to the property offering, so we cannot mark these changes as 'added today' on site. There are two caveats to this: one is if the company has an auction department alongside a residential department (two separate branches), the second is if the property has had a price increase of 2% or more
Part ExchangePart-exchange schemes allow people selling their home to trade part or all or their property's value to buy a new build home from a private developerYesBecause the vendor (owner) of the property is changing, this means the Agent will have a new instruction for that property. Providing they can send the paperwork (redacted) for the new instruction we can re-list. This does not happen automatically
Disinstruction/re-instructionIf the owner of a property disinstructs an Agent (they take their property off of Rightmove) and after a period of time, they go back to the original Agent. This can also be if a property sells with one Agent and owner and the new owner wants to sell with the same Agent again. YesEven if the property has not been offline for 14 weeks, because the vendor (owner) of the property has changed, or the Agent has won the instruction back we can re-list as new. As above, new paperwork should be sent to us for this. This does not happen automatically
Price increaseIf the price of a property increases on site. This can be for a number of reasons, for example after renovations have taken place or there's been a change to the marketYesHas to be by 2% or more from the current asking price. This will not happen automatically. We re-list these as new so the property can reach new potential buyers in a price bracket in the property alerts. This includes if an auction property has had a 2% increase in price 
Accidental launchIf a property is accidentally launched to market too soonYesProviding the Agent takes the property down within 24 hours so the alerts are affected minimally, we can re-list the property as new on its correct launch date. This does not happen automatically and we would need to do this manually
Pin location incorrectIf a property pulls through to site with the wrong pin location/area on the mapYes-if wrong alert region
No- if same alert region
If the property has gone out in the wrong region alerts so the property get's the correct exposure we set it as new, e.g. the property went out in Oxford alerts instead of Glasgow alerts where it is located.
If the pin is moved within the same region (e.g., Bletchley to Wolverton, both in Milton Keynes), no action is needed, as the property is still within the same alert region of Buckinghamshire (MK postcode). Check alerts by postcode  here


Scenarios and Guidelines - Price Reductions

The below applies to both sales and lettings listings. If a property is reduced by 2% or more, it can be reduced by a further 2% in the future to get another 'reduced today' flag and set of alerts. This can happen as many times as the Agent wishes.

Price decreases by 2% or more, but in increments (more than one decrease)The Agent needs to make us aware of this within 5 working days of the first reduction. Providing the property has met the 2% reduction overall, we can manually re-list as 'reduced today' as this will not happen automatically
Price decreases by less than 2%The property will not re-list as 'reduced today' or go out in the alerts. The only options the Agent has are to reduce it by the further amount (within 5 working days of the first reduction) or by another full 2% (outside of 5 working days since the first reduction)
Accidentally reduced a propertyWe can use our judgement here - if a property is incorrectly launched at the wrong price and quickly changed, we can make a change to remove this reduction



Processing a Fall Through and the Fall Through bot (Daryl)

We have an automated process (bot) to help us process our fall through requests. For the bot to process a ticket, the Agent needs to send some information to us in an email. The crtieria for this can also be found on our Customer FAQ page.

The bot runs every hour (at half past the hour) and looks for the below to be able to process a request. Daryl looks at 90 properties maximum every run. If there is more than this, he'll process the next lot on the next run.

The information the Agent needs to send:

1) The URL to the property on site (e.g. www.rightmove.co.uk/properties/123456789)

2) The words 'I agree to the fall through declaration'


Outcomes for the bot:

1) The property has been Sold STC/Under Offer for 7 weeks or more consecutively. The bot will return an email to the sender letting them know their property has been re-listed

2) The property has not been Sold STC/Under Offer for 7 weeks or more consecutively. The bot will return an email to the sender letting them know their property cannot be re-listed on this occasion


The bot will return an error/'maybe' which needs manual intervention if...

1) Link/declaration is missing or in a different format (link is differently formatted, they use different wording)

2) More than one URL is included in the same email

3) The property is not live and available on Rightmove at the time of processing. For example, it's still showing as 'Sold STC' or 'Under Offer'

4) The property has already had alerts going out in the last 7 days. This can be for a number of reasons - such as it's been reduced, already been processed, or has hit the 14 week criteria and doesn't need any intervention

5) The property has met the 7 week criteria, but has been available on Rightmove for over 7 days before we were notified by email that it had fallen through. In these situations, we can offer to back date the property to when it came online but it may not benefit from the property alerts


How to Change an 'Added On' or 'Reduced On' Date Manually


1) Go to Atlas

2) Go to Data Tools > Property > Amend Added on Date

3) Select a date from the calendar (for 'added today' or 'reduced today' it would be today's date)

4) Select an auto email type ('new' would be 'added on' and 'reduced' would be 'reduced on')
5) Select a reason for change ('fall through' 'new instruction' or 'other')

6) Press 'update property'

7) The changes can take up to an hour to appear on the listing. The property alerts (if added or reduced in the last 7 days) will go out after this
